Are you a licensed home inspector? +

No, and that's intentional. Texas Property Code requires real estate inspectors to be licensed by TREC for pre-purchase home inspections — we don't perform that service. What we do is property turnover inspections for rentals: photo-documented condition reports for move-ins, move-outs, and quarterly walkthroughs. Different scope, different purpose, different price point.

How long does an inspection take? +

On-site time depends on the unit size and condition: a one-bedroom apartment runs about 30–45 minutes; a four-bedroom house with a garage and yard typically takes 60–90 minutes. Reports are delivered within 24 hours of the inspection (48 for weekend visits) so the documentation lands while the visit is still fresh.

Can you do inspections with a tenant present? +

Yes — quarterly inspections are usually scheduled during occupancy. We work with the property manager to give the legally required 24-hour notice in Texas, and our inspectors are trained to work respectfully and quickly with tenants present. Quarterly reports include a tenant signature line for record-keeping.

What does this cost? +

Pricing depends on unit size, location, and inspection type. We provide same-day quotes after a quick conversation about the property. Property managers with 10+ doors qualify for volume pricing — typically 20–30% below per-inspection rates. Request a quote and we'll get you a number within the hour.

What's included in the report? +

PDF report with: cover page, property details, area-by-area condition grading, photo evidence (40+ photos average), damage summary table for move-outs, Texas §92.153 security device compliance for quarterly reports, and any additional findings flagged by the inspector. Plus a searchable shared link if you'd rather review online than email a PDF.

Do you provide make-ready work after the inspection? +

Yes — that's actually our primary business. Texas Superior is a make-ready company; the inspections grew out of working with property managers who needed condition documentation alongside the work. If your move-out inspection turns up cleaning, paint, carpet, or repair items, we can quote and schedule the make-ready directly. One vendor, one workflow.

What areas do you serve? +

Round Rock, Pflugerville, Cedar Park, Leander, Hutto, Georgetown, north and east Austin (including 78745, 78702, 78753), Manor, and the surrounding Central Texas market. Outside that radius, ask — we sometimes travel for volume PM accounts.
