No, and that's intentional. Texas Property Code requires real estate inspectors to be licensed by TREC for pre-purchase home inspections — we don't perform that service. Reports are delivered within 24 hours of the inspection (48 for weekend visits) so the documentation lands while the visit is still fresh.
Yes — quarterly inspections are usually scheduled during occupancy. We work with the property manager to give the legally required 24-hour notice in Texas, and our inspectors are trained to work respectfully and quickly with tenants present. Quarterly reports include a tenant signature line for record-keeping.
